DESCRIPTION:

The building consists of a three-story shopping plaza with four levels of office above and two levels of underground parking below. The upper office massing responds to an existing, linear commercial bar by setting back a western volume, accentuated by a multi-use conference room on the upper level and an office entry lobby courtyard space at the ground level.

The shopping plaza podium features an open, three-story central atrium space and a cantilevered roof plane. The careful composition of massing and the use of a glass mullion screened curtain wall, creates a hierarchy for the façade which is the backdrop to the main commercial avenue in the city.
